The province of Girona has witnessed a remarkable increase in housing prices, with a rise of 20% in the last year. This phenomenon has positioned Castell-Platja d’Aro as the most expensive municipality in the region, where the average price per square metre reaches 3,525.8 euros. This increase not only reflects a local trend but also raises questions about the sustainability of the real estate market in this area.

Since 2020, the average price per square metre of new builds in Platja d’Aro has experienced an astonishing growth of 50%, rising from 1,737 euros to 3,551 euros. This increase is due to several factors, including a growing demand from both local and foreign buyers seeking seaside properties.

Despite concerns about a potential real estate bubble, the number of transactions continues to grow. In 2025, 166 transactions of new builds were recorded in Castell-Platja d’Aro, representing a significant increase compared to the previous year. The constant pressure on the available supply has led to a widespread increase in prices across the Costa Brava.

New real estate developments have played a crucial role in this rise. In areas like Parc dels Estanys, blocks with medium to high finishes are being developed, priced around 450,000 euros. Furthermore, properties located on the beachfront are reaching prices between 700,000 euros and one million, further elevating the average price per square metre.

Despite the current optimism, experts like Joan Company, president of the Col·legi i Associació d’Agents de la Propietat Inmobiliària (API) of Girona, warn of a possible market slowdown due to a potential rise in interest rates. This could affect the purchasing power of many families and cool the demand that currently supports this boom.

Not only is Platja d’Aro seeing significant changes; other coastal municipalities like Palamós and Tossa de Mar have also surpassed important barriers regarding price per square metre. Demographic transformation and housing preferences are driving this trend towards more expensive and luxurious properties.
