Residents of the Illa Centre community in El Masnou are raising alarms about significant defects in their new public housing. They claim the quality falls short of expectations, prompting calls for urgent repairs.

In a troubling turn of events, residents of the Illa Centre community in El Masnou have reported numerous defects in their newly constructed public housing units, which were developed by the Área Metropolitana de Barcelona (AMB). Just months after moving in, these residents are facing issues that they believe compromise both safety and comfort.

The complaints center around what residents describe as “infinidad de desperfectos,” or countless defects, that have emerged since they began occupying the building late last year. Many residents feel that the construction was completed with insufficient care, leading to visible wear and tear within just eight months.

Among the most pressing concerns are water-related problems. Residents have reported leaks and humidity issues affecting various areas of their homes, including storage rooms and parking spaces. One resident noted that during recent rain episodes, water has pooled in common areas due to inadequate drainage systems.

“No puede ser que una obra que no llega al año de vida esté en ese estado,”

lamented one affected resident. This sentiment echoes throughout the community as they grapple with unexpected maintenance challenges.

The AMB has acknowledged these issues but maintains that such occurrences are not uncommon in new constructions. They assert that approximately 90% of reported incidents have already been addressed by the contractor involved. However, many residents remain skeptical about this claim.

The Illa Centre project comprises 67 housing units, with 36 available for purchase and 31 designated for rent. The official inauguration took place earlier this year; however, many families had already moved into their new homes by December 2025.

This rapid deterioration stands in stark contrast to earlier assurances from AMB officials who emphasized quality and dignity during the launch event. Residents now find themselves questioning those promises as they deal with rust on metal fixtures—an alarming sight given their proximity to coastal humidity—and other construction flaws such as improperly closing doors and subpar tiling finishes.

Pau Serra, a resident at Illa Centre, expressed his frustration: “Hemos pasado de la ilusión de un piso nuevo a esto.”

His comments reflect a broader discontent among neighbors who feel let down by what should be a source of pride—a new home built for public benefit.

The AMB insists that all properties remain under warranty and that necessary repairs will be made promptly. They have conducted site visits to address complaints directly and promised a timeline for resolving outstanding issues within weeks.

Despite these assurances, skepticism lingers among residents who fear diminishing responsiveness from contractors as time passes and warranty periods expire. Historical precedents suggest that similar situations often lead to prolonged disputes between homeowners and builders over unresolved defects.

The situation raises important questions about accountability in public housing projects designed to serve communities effectively.
