The campsite asks the Generalitat to adapt the 2012 Declaration of Community Interest to include mobile homes and cabins. The plot, measuring 12,297 m², is located in the Dehesa area, 550 meters from the urban centre.

The company Joloveru has submitted a request to the Valencian Generalitat to modify the Declaration of Community Interest (DIC) obtained in 2012 in order to expand the buildable area of its campsite in Albatera, as reported by informacion.es. The aim is to gain space for prefabricated houses and mobile homes, facilities that current regulations allow but which the original authorisation did not contemplate to the same extent.

The tourist complex is situated on a plot of 12,297 square meters in the Dehesa area, with access from Camino de La Murada. It is located 550 meters from the urban centre of Albatera, in a rural extension of Avenida del Calvario, surrounded by citrus, pomegranate, and fig crops. As it is non-urbanisable land, any activity must be covered by a DIC, a figure that legislation considers exceptional but has become common for tourist facilities in the region.

The promoter argues that in the 14 years since the DIC was approved, the regulations governing tourist camps have changed significantly. The current decree, from 2021, expands the possibilities for installing cabins, bungalows, and mobile homes, a growing trend. The company claims that the strict application of the previous regulations creates "incoherent situations" in the sector, referring to the limitations on placing mobile homes set by the 2002 decree.

"The strict application of the regulations that once governed their implementation creates incoherent situations"

Regarding the current distribution of the area, buildings and facilities occupy 7,618 square meters, which is 61.95% of the total. Of these, 5,556 square meters correspond to plots (45.18%), with 1,190 square meters occupied by cabins (9.68%). The rest of the estate, 4,679 square meters (38.05%), is designated as green areas with palm trees, citrus, and pomegranates.

The previous regulations required maintaining at least 50% of the area with trees and vegetation, but this requirement has lapsed for tourist camps, which can now occupy the entire land. This legal change is one of the promoter's arguments to justify the expansion.

The request is now in the hands of the Generalitat, which must decide whether to adapt the DIC to the new circumstances. The decision will affect the campsite's ability to install more prefabricated accommodations and, therefore, its tourist offer in an inland area seeking to attract visitors away from the traditional sun and beach.
